The project consists of building a new two-level underground parking garage and 192 new stack townhomes and a new amenity building for the residents. The project will take four years from start to completion and it will involve several phases to accommodate on-site parking for the residents while the construction activities are underway.
Construction will start by converting the middle and south-east courtyards into surface parking lots for the residents which will allow for demolition of the existing one-level underground parking garages. The next phase will consist of the demolished parking garages converted into additional surface parking followed by installation of two temporary two-level parking structures in the middle and south-east courtyards (Target Milestone: October 2022).
Construction at the site is successfully underway. However, in the lead up to the start of construction work, there have been complex issues that have affected the overall project schedule during the pandemic. Some critical issues that affected the preparation for and will continue to impact the on-site work include:
• The lack of availability of equipment and construction materials due to serious global supply chain issues.
• The availability of equipment and construction materials due to serious global supply chain issues.
• Highly involved site preparation work, such as the relocation of services (for example, sanitary and storm) without disrupting the operation of the fully occupied buildings at 17 Farmstead Road, 740 and 750 York Mills Road.
• Access constraints, and intricate vehicular movement solutions requiring careful planning for the safety and wellbeing of the approximately 950 current residents on site and the adjoining local community.
All these issues have impacted the start of construction and will affect its duration. In spite of these challenges, Minto remains committed to making every effort to expedite construction, in a safe and effective manner, that respects the needs of our tenants and the local community.
Once the temporary parking structures are installed and made available to the residents, excavation and shoring will commence in the areas where the new two-level underground parking garage will be built. Construction will then move to building the underground structure for the parking garage (Target Milestone: Summer 2023). Framing of the townhomes scheduled to start in summer of 2024 and be completed early 2025 along with the amenity building. The final stage of the project will include new landscaping and planting of trees in the middle and south east courtyards to be completed at the same time as completion of townhomes and the amenity building.

During this time, trucks would be importing gravel to site and haul soil off site. There would also be other miscellaneous excavation equipment as well as concrete trucks. The labour union strikes that were affecting the progress are now over and we are back at proceeding with construction activities in the middle and south-east courtyards as well as the parking garages. Over the next two weeks we will continue with the following activities:
• Middle Courtyard: Trades would be working on grading and placing of asphalt to prepare the area for additional surface parking. There are also some sanitary connections that will be completed in this area in the next two weeks.
• South-East Courtyard (Leslie and York Mills): We continue with excavation and preparation for installing retaining walls to accommodate the surface parking lot to be built in this area.
• 750 York Mills Parking Garage: Work will continue to build the walls that are required to for the demolition process to commence.

Concrete trucks and pumps may also be on site to complete the work required in the underground parking before the start of demolition. Additional machinery (bob cats, mini excavators, etc.) may be delivered or removed from site as necessary.

During the next two weeks we can expect trucks importing granular material, concrete supply trucks & transport trailers delivering site service materials such as concrete manholes, storm chambers & piping. All deliveries vehicles will enter site from southern York mills entrance of site.

• Demolition of the entrance canopies is now complete at both 740 and 750 York Mills.
• We continue to work on preparing the surface parking lot on the south west corner.
• The Site Servicing and Underslab Drainage will mobilize to site the week of March 21st to start working on the storm water management system in the middle courtyard.
During next two weeks we can expected trucks hauling soil off site using the York Mills entrance. Mobilization by our site servicing contractor would mean delivery of some new machines, equipment, and material to site.

• Demolition work has commenced at the canopy at 750
• We are leveling the center courtyard area.
• Once the work is completed at the center courtyard area the excavating contractor would move to the level the surface parking area on the south east corner.
• Depending on the weather conditions and coordination with property management, we might have some parking numbering (line painting) on the parking lots on Farmstead.
During the following two weeks, we can expect dump trucks to move in and out of the job site removing soil using York Mills entrance. We also expect trucks delivering stone and possibly asphalt to be on site. Additional machinery (bob cats, mini excavators, etc.) may be delivered or removed from site as necessary.

The Project will undertake construction activities between the hours of 7:00am to 7:00pm Monday to Friday and 9:00am to 7:00pm on Saturdays in accordance with the City of Toronto By-Laws. Start-up and warm-up of equipment will not commence until after 7:00am on weekdays and 9:00am on Saturday. If it is deemed necessary to undertake construction activities outside of the above hours, the Construction Manager will coordinate and obtain the required approvals from the City of Toronto. Notification of weekend work times that may cause noise and disruption, will be communicated in advance. Where possible, weekend work will be generally avoided.
In order to reduce disturbances to neighbouring residents and the public, the Construction Manager and team will direct workers not to park on the streets or resident/visitor parking. No construction staging or idling will be permitted along Farmstead, Leslie Street or York Mills.
The replacement of the existing parking garages and carports requires the erection of two (2) temporary parking structures. The provision of the temporary structures is allowed for a period of not more than two years from their date of temporary parking permit receipt.

MAR has had long-term plans to develop the property to its full potential for many years in response to the shortage of housing in GTA. MAR had received city zoning approval in 2011. MAR recognizes that not everyone wishes to live downtown and this family-oriented and low-density neighbourhood in East York offers a community that people want to call home. That is important to us.
Four townhouse blocks with 192 units, of which 160 will be two-bedroom and 32 will be three-bedroom. The shared amenity building will include many modern and convenient spaces and features for tenant use.
Due to the construction work needed over the course of the project, certain lawns, landscaping features, and a number of trees will need to be removed temporarily or in select instances permanently. With the end of construction, a full landscaping and reforestation plan will be rolled out. We have worked closely with the City of Toronto bylaw officials and professional arborists and landscapers to ensure the final plan returns and enhances the property to a better-than-current state.
Plans have been approved by the City and a website is hosted for residents with relevant details and plans that will be periodically updated. Please email us with any questions or concerns at lym@minto.com. At this time, the Resident Service Centre is closed in the interests of the safety of our residents and staff. As soon as plans are finalized, they will be posted on this website and when possible, renderings will be made available in building common spaces or notice boards.
The proposed concept is intended to meet the City’s zoning requirements and design guidelines with respect to solar access and privacy.
Naturally, noise, large machinery, dust and dirt are part of any building process. The Minto team has an outstanding reputation and protocols in place to reduce the impact on the community and current residents in its projects. A construction mitigation plan has been developed to minimize the impact of construction on the surrounding neighbourhood and current residents. If at any time reasonable enjoyment of residents is directly impacted, Minto Apartment REIT will provide appropriate notice and where possible, provide quiet spaces for residents who need it.
A traffic study was commissioned as part of the development (and approved by the City of Toronto). During construction, your MAR team will work closely with our construction team to minimize inconvenience and manage traffic flow.
As part of our planning process, MAR met with LYM residents, neighbours and City of Toronto officials in full transparency of our initial development plans, accepted feedback and made adjustments where necessary to help mitigate any opposition. We find there are more people who are pro-development of the space than there are opposed.
Quite the contrary. The new townhomes are low density and low rise and will balance the footprint of the community while enhancing the enclosed green space and shared spaces for all. When complete, the new landscaping will complement the existing neighbourhood look and feel, and integrate with existing parklands adjacent to the community.
Yes. The new building will have amenities including an indoor pool, fitness facilities. MAR is currently finalizing plans to update current amenity spaces in existing buildings. Updates and designs will be shared on the website when finalized
During Phase 2, the replacement of existing parking garages and carports will require the temporary relocation of some residents and visitor parking. Two temporary parking structures will be erected with a minimum of 397 temporary parking spaces provided at all times. Residents will be contacted directly a week in advance if their space is being relocated. Upon completion, there will be two levels of underground parking (644 spaces) and adequate above-ground parking (44 spaces) available, of which 12 will be committed as barrier-free and accessible parking spaces.
